Buy your next home before you sell this one
The hardest part of moving up is timing. With the right loan setup, you can use the equity in your current home to buy the next one, and move once.
Why selling first is so stressful
Most of your down payment is tied up in the home you live in now. So you either sell first and scramble to find a place, or make an offer that depends on your sale, which sellers often pass over.
There’s a better way to do this for a lot of homeowners. We plan both homes together, so you can buy with confidence and sell on your own timeline.

Ways to make the move work
The right option depends on your equity, your income and how fast your current home is likely to sell. I’ll compare them for you side by side.
Buy-before-you-sell programs
These programs let you make an offer without a sale contingency, which makes your offer look a lot more like a cash buyer’s. You move in, then sell your old home once it’s empty and easy to show.
Bridge loans
A bridge loan is a short-term loan against your current home that covers the gap until it sells. It’s built to be paid off with the proceeds from your sale.
A HELOC for your down payment
If you set up a HELOC on your current home before you list it, you can draw from it for the down payment on the new one. You pay it off when your current home sells.
Sell first, with a plan
Sometimes selling first is still the right call. If so, I’ll get you fully pre-approved ahead of time so you can move quickly once your sale closes.
How we plan your move
1. Look at both homes
We start with what your current home is likely to sell for and what you owe. That tells us how much equity you have to work with.
2. Pick the right setup
I’ll run the numbers on each option, including what it costs to carry two homes for a short time. You’ll see the full picture before you decide.
3. Shop with a strong offer
With financing lined up, you and your agent can make a clean offer. Then we coordinate the purchase and the sale so the timing works.
Already working with an agent?
Great. A buy-before-you-sell plan works best when your agent and I are talking from the start, and I’m happy to bring them in on our first call. If you don’t have an agent yet, I can introduce you to someone I trust.
Find out how much equity you can put to work
We’ll look at both homes and walk through your options together. No pressure, and booking a call doesn’t touch your credit.
