Loan options, explained in plain English
Here’s an overview of the loans I work with. You don’t need to pick one before we talk. Tell me what you’re trying to do, and I’ll show you which options fit and how they compare.
Standard home loans
Conventional loans
The most common type of home loan, not backed by the government. A good fit for many buyers with solid credit, and mortgage insurance can come off once you build enough equity.
FHA loans
Backed by the Federal Housing Administration, with more flexible credit guidelines and a low down payment. Often a good starting point for first-time buyers.
VA loans
For eligible veterans, service members and surviving spouses. VA loans come with benefits other loans don’t have, and I’ll walk you through what you qualify for.
Jumbo loans
For homes priced above the standard loan limits, which is common in much of California. Jumbo loans have their own guidelines, and planning ahead makes a big difference.
Refinancing, moving up and using your equity
Buy before you sell and bridge loans
Use the equity in your current home to buy your next one, without waiting for a sale. See how it works
Refinance
Replace your current mortgage with a new one to change your rate or term, drop mortgage insurance, or take cash out of your equity. Learn about refinancing
HELOC
A home equity line of credit lets you borrow against your equity as you need it, while keeping your current mortgage in place.
The All In One Loan
A first-position HELOC that replaces your mortgage. Your paycheck goes into the loan, which lowers the balance interest is charged on, and you can still draw money out when you need it.
Loans for specific situations
Reverse mortgages, age 62 and up
Turn part of your home equity into cash or a line of credit while you stay in your home. You still pay property taxes, insurance and upkeep. Learn about reverse mortgages
Physician loans
Built for doctors and other medical professionals, with programs that look at student loans and early-career income differently. Ask me if you qualify.
Not sure which one fits? That’s my job.
