It’s the first question most buyers ask me. We’ll answer it with real numbers, starting from a monthly payment you’re comfortable with instead of the most a lender will approve.
There are more paths to buying than most people expect, including low down payment loans and down payment assistance programs in California. I’ll show you which ones you qualify for and what each one costs over time.
What to expect, step by step
Buying a home feels less overwhelming when you know what’s coming. Here’s how it usually goes when we work together.
1. Make a plan
We talk about your goals, your budget and how long you plan to stay. Then I’ll compare a few loan options side by side.
2. Get pre-approved
I review your income, assets and credit up front, so your pre-approval holds up. Sellers and agents take a solid pre-approval seriously.
3. Shop and make an offer
You work with your agent to find the home. I’m on call to run the numbers on any house you’re serious about, so you know what it would really cost each month.
4. Escrow and underwriting
Once your offer is accepted, I handle the appraisal and the underwriter’s questions. I’ll tell you what’s needed and keep you and your agent updated along the way.
5. Close and get your keys
Before you sign, we’ll go over your final numbers together so nothing surprises you. Then you get the keys.
6. Plan for what’s next
I’ll check in over the years about refinancing, equity and your next move. Your loan should keep working for you after closing day.
