Is the most you can borrow the right amount to spend?
A lender’s limit and a comfortable budget aren’t the same thing. Here’s what I’d look at with you:
- What do you want left over each month? Savings, travel and retirement all come out of the same paycheck as your mortgage.
- How much cash will you have after closing? Reserves matter to lenders, and they matter to you in your first year in a new home.
- How is your income counted? Bonus, commission and self-employed income are figured differently, and getting it right can change your range.
I’ll help you find a price that fits the life you want, not just the number a lender approves.
This calculator is an educational tool. Results are estimates based on the numbers you enter and common debt-to-income guidelines. They aren’t a pre-approval, an offer of credit, a quote of any rate or terms, or a guarantee that you’ll qualify. Property tax, insurance and mortgage insurance amounts are estimates. Not a commitment to lend. All loans subject to credit and underwriting approval. Restrictions apply. Fiona Bryan, NMLS #1812932, Empire Home Loans.
